There are numerous delightful fall activities, ranging from pumpkin carving to relaxing around the bonfire. Autumn is also a good season to get into the housing market. While there may not be as many interested parties as in the spring and summer, you may face less competition selling your property, and motivated purchasers may wish to move into a new home before the holidays. However, before potential buyers view your property, staging it with fall-inspired ideas might help it stand out.

Utilize lighting

As the seasons change and the days become shorter, your home may become dark. Since a result, make sure to add plenty of extra light around your home, as well-lit areas will make the space appear larger and more inviting. Go from room to room, looking for any shadowy spots that could benefit from a lighting boost. You can set your lights on timers throughout your home to turn off after the showing, but make sure to check your lamps and light fixtures on a regular basis and replace any burned-out bulbs. If you want to improve the lighting in specific spaces, you may also consider painting the walls. White and gray are both wonderful neutral paint colors that reflect light beautifully.

Don’t forget to leave external lights on if your guests will be arriving after dark to get a better look at your home and yard. This will also allow warm, welcome lighting to greet visitors, boosting your curb appeal.

It is critical maintaining your house as comfortable as possible during a showing, especially if you live in a location with cold fall days. If you’re preparing your home for a showing, attempt to keep the temperature between 70 and 73 degrees. Potential purchasers may become overheated and distracted if the temperature is too high. If it’s too chilly, they might be concerned that your heating system isn’t working properly.

Place a premium on being comfortable.

The fall season is one in which comfort is of the utmost importance. Use this to your advantage by adorning your couch or armchairs with accent pillows and throws in autumnal hues. If your home has hard tile or wood flooring, you can also use soft rugs to cover them. If you have a fireplace, place some wood near it so that potential buyers might visualize themselves warming up there on a cool fall day. You can also request that your agent turn on a gas or electric fireplace before the showing to add to the cozy vibe.

Summer may be ended, but there is still lots you can do to improve the appearance of your outdoor space. Here are a few ideas to improve your curb appeal:

  • Keeping up with leaf raking
  • Filling in brown patches in your lawn
  • Planting autumn-friendly flowers such as celosias, heleniums, spider mums, and pansies
  • Taking care of the gutters
  • Plants or bushes that have been pruned
  • Installing a new doormat
  • A fresh pumpkin or two on your front porch might feel homely and give a splash of color if you want to decorate the outside of your property. However, you must be vigilant to ensure that the gourd does not begin to decay, which is a significant turnoff to potential homeowners.

Reduce your holiday decorating to a bare minimum.

While you may enjoy decorating for Halloween or Thanksgiving, it is best to store your decorations while selling your home. A plethora of seasonal decor might be distracting, and certain items may even offend a potential homebuyer. Instead, stick to a simple fall theme, such as an autumn-inspired wreath or a fall color palette.
